AGRITURISMO TERME DI SATURNIA

This farm is located at the Terme di Saturnia, in a location near the towns of Pitigliano, Manciano and the renowned seaside resorts of Argentario that allow it to enjoy a great appeal from a tourist point of view.
The farm has been completely renovated in very recent times, therefore it is in a perfect state of maintenance. The farmhouse has a total area of ​​262.48 square meters and is spread over two levels. The part of the farmhouse for guest accommodation is concentrated on the ground floor of the main farmhouse, for a total of 15 beds in total. On the ground floor there are three bedrooms, each with its own bathroom, and two apartments, consisting of a living room with a sofa bed and a kitchenette, a bedroom and a bathroom. Presence of a laundry room with a bathroom with shower, usable, subject to change of use, in the fourth bedroom for guests. In the vicinity of the main building there is a common room, about 35 square meters, used as a restaurant and breakfast room for the guests of the agriturismo, equipped with a regular professional kitchen for preparing meals. Possibility to accommodate guests outside the structure in the restaurant accommodation. In the garden surrounding the agriturismo and the restaurant there is a beautiful 12×6 mt swimming pool with a solarium area overlooking a beautiful undisturbed landscape. Presence of a barbecue area available to guests with a wood-burning oven and the possibility of eating outdoors in the garden surrounding the hotel, or in the special common room overlooking the pool. The presence of numerous riding stables near the farmhouse and of many paths of different difficulty in the area, make this structure very appetizing also from the cycling tourism sector and from lovers of horse riding and trekking. Adjacent to the farm there is a carport for guests’ cars, with the installation of a photovoltaic system of the latest generation of 12 KW / p.
Inside the property there is an annex of the surface of 152 square meters used as a tool shed and cellar, equipped with all the necessary machinery to carry out all the necessary steps on site to arrive at the final production of wine. Presence of a chicken coop and an approved project to build another building of 160 square meters for the company.
The property is completely fenced and consists of 12 hectares of land, of which 1.5 hectares are destined for olive groves, 3 hectares of vineyards with the production of Morellino DOCG and the remaining arable land, with the presence of PAC quotas. As for the vineyard, the vines are present according to the indications of the disciplinary of the producers enrolled in the register of Morellino di Scansano DOCG producers. Well established activity and production of jams, extra virgin olive oil and fine wine.
